In this exclusive OC180NEWS report, we look at the number of homes on the market, new listings, and the number of distressed homes in Los Alamitos as of February 15, 2012. Even though they share the 90720 zip code, this analysis does not include Rossmoor, which has been reported separately, see related articles below. This report is for single family homes and does not include condos or townhouses.
The total number of distressed homes in Los Alamitos increased from 16 houses in mid-January, to 17 properties as of February 15. Only one of the distressed homes is officially on the market, unchanged from last month. The remaining homes are in the off market shadow inventory. We track the changes in distressed homes because they represent a price lid on the market and could suggest future market direction.
As of February 15, a total of 8 Los Alamitos homes were facing a formal default notice, down from 9 in January. Foreclosure auctions are already scheduled on 8 Los Alamitos homes (up from 6 last month. None of the homes in Los Alamitos are bank owned (unchanged from January).
The number of homes on the market in Los Alamitos moved up by one unit in February. Last month there were 6 homes on the market in Los Alamitos and it has increased to 7 in the latest data. Remember since we report Rossmoor separately, our Numbers might be lower than some other media outlets which combine Rossmoor and Los Alamitos. There are currently 31 homes for sale in Rossmoor. If readers see in other media outlets the number of houses for sale in Los Alamitos at 38, it probably means those numbers include Rossmoor. If the reported number is even higher, it probably includes condos. Readers can trust OC180NEWS in knowing that as of February 15, there were only 7 single family houses listed in the MLS for the City of Los Alamitos.
The new Los Alamitos listing is located at 5091 Antietam Ave. This house has 3 bedrooms, 3 baths, total size of 2,217 square feet, and a lot of 6,800 SF. This home is offered at $675,000, or $304.47 per SF.
The least costly Los Alamitos house is located at 11071 Enterprise Dr. This house has 3 bedrooms, 2 baths, total size of 1,100 square feet, and a lot of 7,684 SF. This home is offered at $409,950, or $372.68 per SF. It has been on the market for 181 days.
Also recently on the market in Los Alamitos is 3050 Marna Ave. This 6 bedroom/4 bath house has a total of 4,100 SF on a lot of 10,100 SF. The listing price is $1,197,000, or $291.95 per SF. This is the highest priced house in Los Alamitos and it has been on the market for 43 days.
