In this final article in our mid-February real estate series, we look at the number of homes on the market and new listings in Leisure World as of February 15, 2011. For mid-February, there were no distressed homes in Leisure World.
Although the decrease was smaller than last month, the number of homes on the market in Leisure World continues to decline. As of February 15, there were 146 units for sale in Leisure World, down from 155 units in January, and down from 175 In December. The number of units on the market in Leisure World has declined 31% from a recent high of 212 units last October.
The average listing price for all Leisure World units also continued its downward trend in February. At $146,210, the average is off $19,243, or 12% from the recent high of $165,453 hit in July 2011.
The trend in Leisure World prices per square foot matches the total price trend pretty closely. The average asking price per SF as of February 15 was $155.73. This is down $23 per SF, or 13% from the high of July 2011. At that time, the average listing price for Leisure World units was $178.89 per SF.
A total of 28 Leisure World units came on the market during the last 30 days. In our mid-January report, only 12 new units were listed. The unit at 1181 Oakmont Rd 197G is the highest priced new listing. At $278,999, it is the seventh highest Leisure World listing. This 2 bedroom/2 bath unit has a total of 1,100 square feet. As of February 15, it was on the market for 17 days.
The highest priced unit in all Leisure World is located at 1442 Merion Way M2 29B. This 2 bedroom/2 bath unit has 1,191 SF and is offered at $395,000. It has been on the market for 82 days.
The least expensive of the new Leisure World listings is at 1300 Weeburn Rd 30D. This 1 bedroom/1 bath unit has 600 SF and is offered at $69,000. It has been on the market for 21 days.
The least expensive of all Leisure World units is also listed at $69,000. It is located at 13741 Thunderbird 48i M1. This unit also is 1 bedroom, 1 bath and 600 SF. It has been on the market for 37 days.
The Leisure World listing price mid point is $135,000. There are currently four units at this listing price. All of these units are 2 bedrooms and 1 bath. They range in total size from 700 SF to 850 SF.
