In this exclusive OC180NEWS report, we look into houses sold in Seal Beach during the month of January 2012. This analysis does not include Leisure World (which will be reported on separately), it includes all sales reported to the MLS for closing dates in January 2012, and it includes only single family homes.
According to MLS data, only 2 houses closed escrow in Seal Beach during January 2012. That compares to 5 houses closing escrow during December 2011 and 5 closing in January 2011.
The average total selling price of the 2 Seal Beach houses sold during January 2012 was $705,000, down 5% from the average for December sales. The average for one year ago was 831,000, making the year over year decrease 18%.
Not only did the number of completed sales and the average sales price decrease from the prior months, the price per square foot also continued to tumble. The average selling price per sf in November 2011 was $432.64. In December, the average selling price per Sf fell to $315.40, a drop of 29%. Last month, the decreased continue down to an average of $296.83, an additional drop of 6%.
While these decreases may seem alarming, there were only two sales, so each transaction has a huge impact. Of the two Seal Beach houses sold during January, one went for more than December’s average per square foot price, and the other one was less than December’s average.
The property selling for more than the previous month average is at 608 Sandpiper Dr. This 4 bedroom/3 bath home has 2,283 square feet on a lot of 5,100 SF. It sold for $805,000, or $352.61 per SF. It was listed for $829,000, and sold after 129 days on the market.
The other Seal Beach house selling in January 2012 is at 164 Stanford Ln. This 5 bedroom/3 bath house has 2,510 SF on a lot of 6,000 SF. It sold for $605,000, or $241.04 per SF. It was listed for $639,000 and sold after 82 days on the market.
