Los Alamitos January Home Sales Report

In this exclusive OC180NEWS report, we look into houses sold in Los Alamitos during the month of January 2011. This analysis includes only single family homes, and does not combine Los Alamitos with Rossmoor, even though they share the 90720 zip code. This data is for sales entered into MLS with a closing date in January 2012. See related articles below for our article on Rossmoor.


Just like January results for Rossmoor, which experienced price decreases across the board, prices in Los Alamitos also fell in January 2012. But, the value exchanged between buyers and sellers for Los Alamitos houses fell even more than in Rossmoor. By this, we mean the price per square foot dropped even more than the decrease in average total selling prices.


According to MLS data, 3 houses closed escrow in Los Alamitos during January 2012. That compares to 2 houses closing escrow during December 2011 and 4 completed sales in January 2011.


The average total selling price of the 3 houses sold during January 2012 was $525,000, down 7% from the average for the 2 homes sold during December. The average for one year ago was $556,000, making the year over year price decrease 6%.


Even though the average total selling price decreased significantly, the average price per square foot fell more in the year over year comparison. The average selling price per SF for January 2012 was $298.29, down 13% from one year earlier, and down 1% from the previous month. The last time average prices per SF were below $300.00 was March 2011.


Two of the three January home sales in Los Alamitos were similar houses, on the same street; Antietam Ave. Both of these homes have 3 bedrooms and 2 baths, but there is a difference in the total square feet. The larger house is nearly one third bigger, but it sold for less money.


The larger of these two properties is at 5031 Antietam Ave and has 1,600 SF on a lot of 6,000 SF. This house sold for $430,000, or $268.75 per SF. It was listed for $460,000 and was on the market for 219 days before it sold.


The smaller of the two Antietam properties has only 1,225 SF, but at 6,600 SF, the lot is 10% larger than the other home. The property at 5121 Antietam Ave sold for $440,000, or $359.18 per SF. This property was listed for $439,000 and sold after 207 days on the market.


The remaining Los Alamitos home sold during January is at 3862 Fenley Dr. This 4 bedroom/3 bath house has 2,641 SF on a lot of 6,000 SF. This property sold for $705,000, or $266.94 per SF. It was listed for $724,999 and sold after 90 days on the market.
