Rossmoor January Home Sales Report

In this exclusive OC180NEWS report, we look into houses sold in Rossmoor during the month of January 2012. This analysis includes only single family homes, and does not combine Rossmoor with Los Alamitos, even though they share the 90720 zip code. This data is for sales entered into MLS with a closing date in January 2012.


Other than the average number of days it took houses to sell, the statistics for January home sales in Rossmoor were negative. There were only four closed transactions in January, so caution is recommended when considering average prices.


According to MLS data, 4 houses closed escrow in Rossmoor during January 2012. That compares to 8 houses closing escrow during December 2011 and 5 completed sales in January 2011.


Both per square foot and total prices fell in January. Prices declined when compared to the previous month and also when compared to one year earlier.


The average total selling price of the 4 houses sold during January 2012 was $721,250, down 17% from the average for December sales. The average for the prior year was $858,400, making the year over year price decrease 16%.


A significant portion, but certainly not all, of the price decrease is because smaller homes were sold last month. The per square foot average for January 2012 was $343.05, the lowest since August 2011. The January per SF average was down 6%from one year ago. December’s average was $368.72 per SF, making the monthly decrease 7%.


Another difference between Rossmoor December and January home sales is time on the market. In December, the homes sold had been on the market for an average of 171 days. In January, the average came back down to a normal 114 days which is more representative of the typical average.


The Rossmoor home which sold in January with the least time on the market is at 3272 Oak Knoll Dr. This 3 bedroom/3 bath home sold after only 12 days on the market. The property sold for $780,000, after it was listed for $819,000. This home has 2,216 square feet on a lot of 7,210 SF. The selling price per SF was $352.46.


At the other end of the time-on-market spectrum is the property at 11561 Martha Ann Dr. This home had been on the market for 207 days before it finally closed. The selling price was $550,000 verses a listing price of $575,000. The property has 3 bedrooms, 2 baths, total size of 1,618 SF, and the lot is 7,770sf. The selling price was $339.93 per SF.


The most expensive Rossmoor home selling last month is at 11702 Silver Fox Rd. This 3 bedroom/3 bath home sold for $820,000 after 106 days on the market. It was listed at $795,000. The home has 1,965 SF on a lot of 8,502 SF. The selling price was $417.30 per SF.


Also selling last month was the property at 11802 Martha Ann Dr. This 4 bedroom/3 bath home has 2,800 SF and is the largest house sold in Rossmoor last month. The property went for $735,000, or $262.50 per SF. It was listed for $749,900 and sold after 133 days on the market.
