Leisure World Mid-January Real Estate Report

In this final article in our mid-January real estate series, we look at the number of homes on the market and new listings in Leisure World as of January 14, 2011. For mid-January, there were no distressed homes in Leisure World.


The number of homes on the market in Leisure World experienced another large decrease in January. As of January 14, there were 155 units for sale in Leisure World, down from 176 units in December, and down from 195 In November. The number of units on the market in Leisure World has declined 27% from a recent high of 212 units last October.


Just as the number of units for sale has been decreasing, the average number of days on the market has been increasing. It fell to a low for the year of 143 in October. But, it increased to 154 in November, and up to 168 for December. It now stands at 186 days, the highest in at least one year.


If the number of units is decreasing sharply and the average time on the market is increasing, at least the prices seem to be holding steady. The average listing price, at $152,055 for January, was little changed from the average of $152,239 last month.


Meanwhile, the average asking price per square foot continued down a declining trend. Although the drop was much smaller than between November and December, it did continue to decrease in the latest data. The average listing price per SF fell from $160.80 in December to $159.68 for January. Back in October, the average asking price was $172.81 per SF.


A total of 12 Leisure World units came on the market during the last 30 days. The unit at 13701 Annandale Dr. 13F, at an asking price of $349,000, is the fifth highest priced unit on the market. Last month the asking prices broke through the $400,000 price point, with the unit at 1442 Merion Way M2 29B offered at $412,000. There are now 8 Leisure World units priced above $300,000.


At the other end of the price scale, the lowest priced Leisure World unit remains 13820 Annandale Dr 42C. This 1 bedroom/1 bath unit is on the market for $69,000.


The unit right in the middle of the price range is at 13701 Annandale Dr 14L. This 2 bedroom/1 bath unit is priced at $139,900 and has been on the market for 180 days.


The newest listing is at 1300 Golden Rain Rd 9 I. This 1 bedroom/1 bath unit has only 600 SF. The asking price is $72,500.
