Los Alamitos Mid-January Real Estate Report

In this exclusive OC180NEWS report, we look at the number of homes on the market, new listings, and the number of distressed homes in Los Alamitos as of January 14, 2012. This report does not include Rossmoor (see related article below), even though it shares the 90720 zip code with Los Alamitos. The properties included in this report are single family detached houses.



After holding steady for two months at 17 units, distressed homes in Los Alamitos decreased to 16 as of January 14, 2012. Only one of the distressed homes is officially on the market. Last month, 2 such properties were on the market. The remaining homes are in the off market shadow inventory. We track the changes in distressed homes because they represent a price lid on the market and could suggest future market direction.


As of January 14, a total of 9 Los Alamitos homes were facing a formal default notice, down from 10 in November. Foreclosure auctions are already scheduled on 6 Los Alamitos homes, up from 5 in December.


As of January 14, 2012, the number of homes on the market in Los Alamitos was unchanged from December at 6 units (our December report mistakenly stated the number of houses on the market as 7). But, even though the total was the same, the composition of the listed houses changed substantially during the last 30 days. Some properties which had been on the market for a longer period of time were removed from the active listings and newer, higher priced listings were added.


Gone from the current listings are 11071 Enterprise Dr, 10341 Lassen St, 11062 Lexington Dr, and 11042 Lexington Dr.


The newest Los Alamitos listing is at 11306 Linda WAY. This 4 bedroom/3 bath house has 2,690 square feet on a lot of 6,656 SF. The asking price is $849,000, or $315.61 per SF.


Also newly on the market in Los Alamitos is 3050 Marna Ave. This 6 bedroom/4 bath house has a total of 4,100 SF on a lot of 10,100 SF.
The listing price is $1,197,000, or $291.95 per SF. This is the highest priced house in Los Alamitos and is more than double the least expensive property.


Another new listing in the last 30 days is at 10442 Sierra Cir. This 4 bedroom/3 bath house has a total of 2,381 SF on a lot of 7,225 SF. The listing price is $699,900, or $293.95 per SF.


The fourth new listing is at 11191 Ticonderoga Dr. This house, which is listed as distressed, has 3 bedrooms, 2 baths, total living space of 1,500 SF, and a lot of 7,247 SF. The listing price is $525,000, or $350.00 per SF.
