The lowest priced house for sale in Rossmoor just got cheaper. To be sure, with a backyard right next to the freeway, this Martha Ann address is probably one of the least desirable Rossmoor locations, but it’s priced to compensate for that.


The house, located at 12721 Martha Ann, has been on the market for nearly a year. Not only is it the lowest priced Rossmoor home, it has been on the market the longest. When first listed in February 2011, it was offered at $639,000.


After several price reductions, the asking price came down to $560,000. It still didn’t sell, so on January 12, 2012, the price was lowered again. Now it’s offered for $520,000.


“The owner has decided he’s finished with it,” listing agent Mickey Link Told OC180NEWS. “We’ve lowered the price to what the last offer was. At that time when we got the offer, he wasn’t willing to drop that low because it was just ridiculous. At that point nothing had sold for that low – ever.”
Link indicated the house is not exactly a “fixer-upper”. It’s just a bit dated.


“It’s in original condition,” said Link. “It’s not damaged except the vanity in the second bathroom needs to be replaced.”


The house has 3 bedrooms, 2 baths, and a total size of 1,448 square feet. The price is $359.12 per SF. The lot is 7,700 SF.

    The truth about houses that are by freeways is that they do sell for less than those in the tract. I almost bought on Martha Ann many years ago in 1987 with my husband but the reason we didn’t is because whether the house was next to or across the street from the freeway, everything was too dang loud as far as noise. Not even where I live in College Park East is it that loud, except maybe on Dahlia Circle, where I used to live 12 years ago. And the owner expects more money now that the freeway will be closer to the homes? Really? I would advise they sell now, before the HOV comes in. The prices will perhaps go further down because who wants to live there with even more noise above your head?
