This analysis includes only single family homes, and does not combine Los Alamitos with Rossmoor, even though they share the 90720 zip code. This data is for sales entered into MLS with a closing date in December 2011. See related articles below for our article on Rossmoor.
According to MLS data, 2 houses closed escrow in Los Alamitos during December 2011. That compares to 2 houses closing escrow during November 2011 and 2 completed sales in December 2010.
The average total selling price of the 2 houses sold during December 2011 was $562,599, down 9% from the average for the 2 homes sold during November. The average for one year ago was $469,500, making the year over year price increase 20%.
With so few transactions it is not a good idea to draw any conclusions from averages. Thus, we will just go directly to describing the individual transactions.
Of the two Los Alamitos houses sold during December 2011, the smaller is less than half the size of the larger home, but the price difference is only $25,000, or about 5%. The smaller home, located at 12191 Pine, sold for $550,000, or $401.46 per square foot.
This home has 3 bedrooms, 2 baths, but the total size is only 1,370 SF. The lot, however, is a larger than average 8,255 SF. The home was listed at $575,000 and sold after 237 days on the market.
The other Los Alamitos home to close escrow during December is at 11451 Snark Street. This home has 2,822 SF and four bedrooms, but there is only 1 bathroom. This property is on a much larger than average lot of 10,800 SF.
The property was listed for $639,900 and sold for $575,199 after 147 days on the market. The selling price was only $200.28 per SF.
