In this exclusive OC180NEWS report, we look into houses sold in Rossmoor during the month of December. This analysis includes only single family homes, and does not combine Rossmoor with Los Alamitos, even though they share the 90720 zip code. This data is for sales entered into MLS with a closing date in December 2011.
In comparison to December home sales for Seal Beach (see related article below), the housing market in Rossmoor showed signs of greater strength. This strength was evident in the number of completed sales as well as the price movement. The number of Homes sold in Rossmoor during December did not experience a seasonal slow down from the November sales volume, and December 2011 sales exceeded the previous December.
According to MLS data, 8 houses closed escrow in Rossmoor during December 2011. That compares to 8 houses closing escrow during November 2011 and 6 completed sales in December 2010.
Not only were there more sales in December, those sales were at higher prices. The average total selling price of the 8 houses sold during December 2011 was $843,390, up 3% from the average for November sales. The average for the prior year was $720,678, making the year over year price increase 17%.
While the total selling price data is favorable, there were small dips in prices per square foot. The average for December 2011 was $368.72 per SF, down 1% from one year ago. November’s average was $369.72 per SF.
Another significant difference between Rossmoor November and December home sales is time on the market. In November, the homes sold had been on the market for an average of 99 days. In December, the average jumped up to 177 days. In December, there were no super quick sales and several homes closed escrow which had been on the market for a long time. In November, there were two quick sales and the oldest was much quicker than in December. Thus, the large swing in the averages for the two months.
The Rossmoor home which sold in December with the least time on the market is at 2912 Walker Lee Dr. This 3 bedroom/2 bath home sold after 49 days on the market, and it went for more than the listing price. The property sold for $685,000, but the listing price was only $679,000. This home has 1,730 square feet on a lot of 8,230 SF. The selling price per SF was $395.95, nearly 10% higher than the average.
At the other end of the time-on-market spectrum is the much larger than average home at 3322 Druid Ln. This home had been on the market for 388 days before it finally closed. The selling price was $1,200,000, verses a listing price of $1,375,000. The property has 5 bedrooms, 4 baths, total size of 4,180 SF, and the lot is 7,665 sf. The selling price was $287.08 per sf.
The least costly Rossmoor home selling in December is at 11721 Kensington Rd. This 3 bedroom/2 bath home sold for $670,000 after 85 days on the market. It was listed at $699,000. The home has 1,636 SF on a lot of 7,700 SF. The selling price was $409.54 per SF.
