The one property sold during October in Los Alamitos is located at 11310 Maple St. This 4 bedroom/3 bath home sold for $657,500, or $342.27 per square foot. It was on the market 111 days and was listed for $665,000.
This home has a total of 1,921 SF and sits on a lot of 6,240 SF. The per SF selling price of $342.27 was lower by only 6% from the average per SF selling price for Rossmoor homes sold during October.
Comparing Los Alamitos selling prices per SF for October and September 2011, there is a moderate price drop in the latest numbers. There were four homes sold in Los Alamitos during September and their average per SF selling price was $357.36. The October per SF price for the one home sold last month is a 4% drop, but the September number is much higher than other recent months.
The September per SF selling price spiked up due in part to the sale of one very small home which just happened to be sitting on a very nice large lot. Of course, this property went for a premium price per Sf. Excluding the September spike, the selling price for the October transaction was much higher than other recent months which range between $308 and $328 per SF.
Even with the per SF selling price drop from September, the total selling price was higher in October. The average of the four homes sold in September was $531,000, verses the $559,000 for the October sale.
